East of Rama 9, the Ramkhamhaeng area is served by the Airport Rail Link, halfway between the centre and Suvarnabhumi airport. A residential and student area, it offers recent two-bedrooms at moderate rents. Our catalogue lists the same property here for rent and for sale.
Ramkhamhaeng is the name of a very long avenue that starts near Rama 9 and runs east across Bangkok. Thais know the area for its student atmosphere, linked in particular to the large Ramkhamhaeng University, further east. On the western side, around ARL Ramkhamhaeng station, there are recent condos on the edge of Rama 9.
1.Atmosphere: who is it for?
Ramkhamhaeng is a popular, lively and very local area. Street food, markets, cheap shops and small student residences mix with a few more recent projects. There are few expats, which makes it authentic but also less international in its services.
The area suits:
- couples and families who want two bedrooms without a central budget;
- frequent travellers, thanks to the Airport Rail Link;
- people working in Rama 9, Makkasan or towards the east of the city.
2.Getting around
ARL Ramkhamhaeng is on the Airport Rail Link:
- towards the centre: Makkasan (MRT Phetchaburi interchange), Ratchaprarop, then Phaya Thai (BTS interchange);
- eastbound: Hua Mak, Ban Thap Chang, Lat Krabang, then Suvarnabhumi airport.
From Makkasan, the MRT Blue Line runs to Sukhumvit (Asok) and Silom. An MRT Orange Line is under construction along Ramkhamhaeng Road; once open it should further improve transport in the area in the coming years (timetable to be checked).
Watch the distances: some condos are almost a kilometre from the station. A motorbike taxi or the building's shuttle, where there is one, then becomes a real plus.
3.Daily life
Daily life revolves around street markets, convenience stores and neighbourhood restaurants, plentiful and cheap. For big shopping trips, the cinema or services, the Rama 9 malls are close by car or public transport.
Recent condos in the area generally have a pool, gym and 24-hour security. That is a strong argument for families, in an area with limited public green space nearby.
4.What budget?
As of 10 October 2026, our catalogue offers the same type of home in this area, for rent and for sale:
| Property | Size | Price | Station |
|---|---|---|---|
| 2 bedrooms (Ideo New Rama 9), rent | 52 m² | 25,000 THB / month | ARL Ramkhamhaeng, 950 m |
| 2 bedrooms (Ideo New Rama 9), sale | 52 m² | 6,150,000 THB | ARL Ramkhamhaeng, 950 m |
For sale, that is around 118,000 THB per square metre, clearly less than in central areas. For rent, a two-bedroom at 25,000 THB is a price rarely seen closer to the centre.
5.What to check before renting or buying
- The journey to the station: at 950 metres, ask about the building's shuttle or motorbike taxis.
- Orange Line works: useful in the long run, but they may cause noise and traffic in the meantime.
- For a purchase: available foreign quota in the building, common fees, transfer costs. Have these checked by a professional.
- Orientation: the area's main roads are noisy; a high floor facing the courtyard is quieter.
6.Neighbouring areas to compare
- Rama 9, to the west: more modern and better equipped, but pricier;
- Makkasan, a few stops towards the centre: very well connected, with the MRT interchange;
- Huai Khwang, to the north-west: lively, on the Blue Line.

8.Getting started in Ramkhamhaeng
- Try the Airport Rail Link at rush hour: trains can be very crowded in the morning towards the centre.
- Keep the building's address in Thai on your phone, for taxis and delivery riders.
- Ask about the building's shuttle: some condos far from stations run one at peak times.
The team can be with you at the key handover and go through the inventory with you.
9.In short
Ramkhamhaeng is an affordable, changing area, linked to the airport and the centre by the Airport Rail Link. A good choice for more space on the same budget, if you accept a more local daily life and check the journey to the station.
