Bang Bua, in northern Bangkok on Phahonyothin Road, is a student and residential area between Kasetsart University and Sripatum University, served by the northern extension of the BTS. Rents are moderate and the atmosphere very local. Our catalogue currently offers a commercial space at the foot of a residential building.
1.Atmosphere: a university and local neighbourhood
Bang Bua stretches along Phahonyothin Road in northern Bangkok, between the Kasetsart University campus and Sripatum University. The area lives to the rhythm of its students: small restaurants, cafés, shops open late and many modest-sized recent condos.
It is above all a Thai neighbourhood, where little English is spoken day to day. For those who want to discover a more local Bangkok at gentle prices, it is an interesting option.
Who is it for?
- students and teachers at the nearby universities;
- people working in northern Bangkok or near Don Mueang airport;
- entrepreneurs looking for a commercial space in an area busy with students.
2.Getting around
BTS Bang Bua is on the northern extension of the Sukhumvit line, which runs up Phahonyothin Road. Allow roughly:
- a few minutes to the Kasetsart University and Sripatum University stations;
- about twenty minutes to Mo Chit, where you can change to the MRT Blue Line (Chatuchak Park station);
- 35 to 40 minutes to Siam.
Don Mueang airport is reachable by taxi, usually in about twenty minutes outside rush hour.
3.Daily life
- shops, markets and restaurants around the universities;
- supermarkets and community malls along Phahonyothin;
- the large malls of Lat Phrao and Chatuchak market, reachable by BTS;
- the Kasetsart campus and its green spaces.
4.Northern Bangkok, an area on the move
The northern BTS extension, opened in stages between 2019 and 2020, has transformed Phahonyothin Road. Where residents once relied on buses or taxis, they now reach Mo Chit, Siam or the Sukhumvit line without changing trains. Many condos have been built near the new stations, and shops have multiplied around the universities.
The area remains very different from downtown, though: buildings are more modest, services are geared to Thai residents, and neighbourhood life revolves around the campuses and markets. For a period of study, a first job in the north of the city or a business aimed at students, it is a coherent setting; for a family move with children at an international school, you will usually need to look elsewhere.
5.Where to look in the area
- Near the BTS stations: recent condos, often home to students and young professionals.
- Side streets off Phahonyothin: quieter, with older buildings and houses.
- The Kasetsart side: very lively during term time.
6.Strengths and things to watch
Strengths
- moderate rents;
- a direct BTS line to the centre;
- a local, student atmosphere with plenty of cheap food.
Things to watch
- a long commute to Sukhumvit and Silom;
- few services designed for expats;
- heavy traffic on Phahonyothin at rush hour.
