Phawana is a residential area along Lat Phrao Road, served by the MRT Yellow Line, a few stops from the Lat Phrao junction. Calm, local and affordable, it appeals to tight budgets and investors: as of 10 October 2026, we had a one-bedroom for sale there at 2,200,000 THB.
Phawana stretches along Lat Phrao Road, east of the big Ha Yaek Lat Phrao junction. Long poorly served, the area changed with the opening of the MRT Yellow Line, an elevated monorail following Lat Phrao Road. Recent condos have multiplied near the stations, in an area that remains very local and residential.
1.Atmosphere: who is it for?
Phawana is an everyday-life neighbourhood: markets, street food, schools, small shops and many residential lanes (the numbered sois of Lat Phrao Road). It is calm in the evening, far from the bustle of central areas.
The area suits:
- tight budgets, for renting as well as buying;
- investors looking for an affordable first property near a station;
- people working in northern Bangkok or along the lines connected to Lat Phrao.
Those who want to live centrally, with international restaurants and nightlife, will prefer Sukhumvit or Ari.
2.Getting around
MRT Phawana is on the Yellow Line:
- westbound, the line reaches Lat Phrao, where you change to the MRT Blue Line (towards Sukhumvit and Silom) or to BTS Ha Yaek Lat Phrao (towards Mo Chit, Ari and Siam);
- eastbound, it serves Lat Phrao Road and continues towards the east and south-east of the city.
Allow a few minutes to the Lat Phrao junction, then roughly half an hour to Siam or Asok depending on the time. The change adds a little time but avoids the traffic on Lat Phrao Road, very heavy at rush hour.
3.Daily life
Daily life is on foot or by motorbike taxi: markets, convenience stores and street food abound along Lat Phrao Road. For big shopping trips and leisure, Central Ladprao and Union Mall, at the Lat Phrao junction, are a few stops away.
Chatuchak Park and the weekend market, a little further west, are reachable by the Blue Line from Lat Phrao.
4.What budget?
As of 10 October 2026, our catalogue has one listing for sale in Phawana:
| Property | Size | Asking price | Station |
|---|---|---|---|
| 1 bedroom (Living Nest Ladprao 44) | 32 m² | 2,200,000 THB | MRT Phawana, 100 m |
That is around 69,000 THB per square metre, one of the lowest prices per square metre in our catalogue, for a property a hundred metres from a station. We have no rental listings in the area at this date; the team can let you know about new ones.
5.What to check before buying or renting
- For a purchase: available foreign quota in the building, annual common fees, transfer costs and the procedure for bringing in funds. Have these checked by a professional before committing.
- Rental demand (for an investment): ask about rents actually achieved in the building and how long it usually takes to find a tenant.
- Noise: the Yellow Line is elevated and Lat Phrao Road very busy. Check the orientation and floor.
- Facilities: pool, gym, parking and security vary from one building to another.
6.Neighbouring areas to compare
- Lat Phrao, to the west: a junction of three lines, more services, slightly higher rents;
- Chok Chai 4 and the rest of Lat Phrao Road, to the east: a similar feel, served by the same line;
- Sutthisan and Huai Khwang, to the south-west: on the MRT Blue Line, closer to the centre.

8.Getting started in Phawana
- Master the Lat Phrao interchange: between the Yellow Line, the Blue Line and the BTS, a few minutes' walk separates the platforms. Do the route once without hurrying.
- Keep the building's address in Thai on your phone: the sois of Lat Phrao Road look alike, and taxis will find you faster.
- Find your soi's motorbike taxis: they shuttle to the station for a few dozen baht.
The team can be with you at the key handover, or at the signing for a purchase.
9.In short
Phawana is a residential, calm and affordable area, linked to the Lat Phrao junction by the MRT Yellow Line. An interesting option for a first purchase or a tight budget, as long as you check the legal points and rental demand.
Frequently asked questions
How do you get to the centre from Phawana?
Take the Yellow Line to Lat Phrao, then the MRT Blue Line towards Sukhumvit or the BTS towards Siam: roughly half an hour depending on the time.
Is Phawana interesting for investment?
Prices per square metre are low and the Yellow Line has improved access. Still, compare with actual rents in the building and have the legal points checked before buying.
Is the area quiet?
The residential lanes are quiet; Lat Phrao Road and the elevated line are noisier. Choose the orientation and floor accordingly.
