In short

Sutthisan, between Huai Khwang and Lat Phrao, is a residential and very local area served by the MRT Blue Line. It has some of the gentlest rents in our catalogue: as of 10 October 2026, a one-bedroom was offered there at 10,000 THB a month. Ideal for a first budget or an economical stay.

Sutthisan (full name Sutthisan Winitchai) is a major avenue crossing Ratchadaphisek, north of Huai Khwang. The surrounding area is decidedly Thai: few tourists, few expats, but a rich local life, markets, small restaurants and many moderately priced condos.

1.Atmosphere: who is it for?

In Sutthisan you live at Bangkok's pace: street vendors in the morning, neighbourhood restaurants in the evening, small shops everywhere. It is calmer than Huai Khwang while still lively along the main avenues.

The area suits:

  • tight budgets, students and young professionals;
  • people who want to immerse themselves in Thai life;
  • those working along the MRT Blue Line, between Lat Phrao and Rama 9.

If you want a French-speaking or international environment, with imported goods on every corner, Sukhumvit or Ari will suit you better.

2.Getting around

MRT Sutthisan is on the Blue Line:

  • southbound: Huai Khwang, Thailand Cultural Centre, Rama 9, then Sukhumvit (BTS Asok interchange) in a few stops;
  • northbound: Ratchadaphisek, Lat Phrao (Yellow Line interchange and access to BTS Ha Yaek Lat Phrao) and Chatuchak.

Sukhumvit (Asok) is roughly fifteen to twenty minutes away depending on the time. As elsewhere, Ratchadaphisek Road is jammed at rush hour: the metro is the best option.

Note: in this area some condos are quite far from the station. A home almost a kilometre away means a walk of around twelve minutes, or a motorbike-taxi ride, very common in Bangkok.

3.Daily life

Daily life revolves around street markets, convenience stores and the small malls of the Ratchadaphisek area. For big shopping trips, the malls of Lat Phrao (Central Ladprao) and Rama 9 (Central Rama 9) are a few stops away.

Street food is everywhere and inexpensive. Condos in the area are often simpler than in the centre: some have a pool and gym, others do not. Check this in each listing.

4.What budget?

As of 10 October 2026, our catalogue has one rental listing in Sutthisan:

PropertySizeAdvertised rentStation
1 bedroom (D-Mark Condo)25 m²10,000 THB / monthMRT Sutthisan, 950 m

It is one of the lowest rents in our catalogue, explained by the compact size and distance to the station. Sutthisan remains generally more affordable than central areas, making it a good option for a first home.

5.What to check before renting in Sutthisan

  • The real distance to the station: walk it, ideally at the times you will do it every day.
  • The building's facilities: a pool, gym, laundry or parking are not a given.
  • The condition of the unit: air conditioning, water heater, appliances. Ask for recent photos or a video viewing.
  • Utility bills: electricity and water may be billed by the building. Get it in writing.

6.Neighbouring areas to compare

  • Huai Khwang, to the south: livelier, with its night market, and a little pricier;
  • Lat Phrao, to the north: a junction of three lines, with big malls;
  • Rama 9, further south: modern, with recent condos and a higher budget.

8.Getting started in Sutthisan

For a first move into such a local area, a few habits make life easier:

  • find your market and convenience store in the first few days: that is where most shopping happens, cheaply;
  • get a rechargeable transport card for the MRT, so you do not queue at the counter every time;
  • keep the building's address in Thai on your phone: handy for taxis and delivery riders, who do not always read the Latin alphabet.

The team can be with you at the key handover and introduce you to the building staff.

9.In short

Sutthisan is a Thai, lively and economical area, linked to the centre by the MRT Blue Line. A good choice for a first budget or immersion in local life, as long as you check the distance to the station and the building's facilities.
