Phrom Phong is the neighbourhood of large malls (Emporium, EmQuartier), Benjasiri Park and spacious family apartments. Well served by the BTS, it appeals to families and expats settling for several years. Our catalogue here mostly features generous units, with rents ranging from an affordable one-bedroom to very large apartments.
1.Atmosphere: Sukhumvit comfort, with a family feel
Phrom Phong is centred on the BTS station of the same name, between Sukhumvit Soi 24 and Soi 39. On the main road, the Emporium, EmQuartier and Emsphere malls form one of the city's busiest shopping hubs. As soon as you step into the side streets, the feel becomes residential: condos with pools, older buildings with large layouts, a few houses.
The area has a large Japanese community, visible in its restaurants, supermarkets and services. You will also meet many expat families, drawn by the big apartments and the proximity of Sukhumvit's international schools.
Who is it for?
- families looking for space (two or three bedrooms, large living areas);
- couples who want a central area that is less party-oriented than Thong Lo;
- people who like having everything nearby: shops, clinics, a park.
2.Getting around
BTS Phrom Phong (Sukhumvit line) connects directly to the malls. Allow roughly:
- 2 to 3 minutes to Asok, to change to the MRT Blue Line;
- about 15 minutes to Siam;
- 2 to 3 minutes to Thong Lo in the other direction.
Some side streets, such as Soi 24 or Soi 39, are long: check the real distance to the BTS before deciding. Our catalogue shows the nearest station and the distance for every property.
3.Daily life
It is one of Bangkok's best-equipped neighbourhoods:
- supermarkets in the malls, with a wide range of imported products;
- Benjasiri Park, next to Emporium, for running, walking or letting children play;
- the large Benchakitti Park, reachable from the bottom of Soi 24 towards Rama 4 Road;
- plenty of clinics, dentists and pharmacies; Samitivej Sukhumvit hospital is close by, towards Thong Lo.
4.Where to look in the area
- Around the station and Emporium: ideal for doing everything on foot, with recent condos and high rents.
- Sukhumvit 24 and nearby streets (Soi 20, 22): many older buildings with large layouts, popular with families; the lower end of Soi 24 brings you close to Benchakitti Park.
- Sukhumvit 39 and Soi 33: residential streets, several large family complexes, sometimes with a shuttle to the BTS.
- The Asok side (Soi 20 to 23): halfway between two stations, handy for using the MRT as well.
5.Strengths and things to watch
Strengths
- large layouts, rare elsewhere at this level of centrality;
- two parks nearby and very complete shopping;
- a more family-oriented feel than Thong Lo or Asok.
Things to watch
- long side streets: the real distance to the BTS varies a lot between buildings;
- high rents in recent condos near the station;
- older buildings with uneven maintenance: a viewing is essential.
6.Budget: what our catalogue shows
As of 10 October 2026, our catalogue lists 8 properties in Phrom Phong:
- rent: from 26,000 THB a month for a 52 m² one-bedroom to 200,000 THB a month for a 248 m² three-bedroom; large family three-bedroom units are between 70,000 and 100,000 THB a month;
- sale: a 146 m² three-bedroom at 25.9 million THB.
The area offers good value per square metre in older buildings, which are often very spacious compared with more compact new condos.
7.Before a viewing: the questions to ask
For a family apartment in Phrom Phong, we always check:
- Does the building run a shuttle to the BTS? It is common in the large complexes on Soi 24 and 39.
- What condition are the common areas and pool in? In an older building, maintenance makes the difference.
- Are pets allowed? Rules vary a lot from one building to another.
- Parking: how many spaces, and are they included in the rent?
8.Our listings in the area
We offer units at Richmond Palace, Noble State 39, Waterford Diamond, Millennium Residence and The Crest Sukhumvit 24, as well as a 110 m² apartment on Soi 20. See the selection below.
