In short

Rama 9 is a recent district built around the MRT Phra Ram 9 station and large shopping centres. It offers modern condos, often roomier than on Sukhumvit for a similar rent. Ideal if you work along the MRT Blue Line or want something new at a sensible price.

Rama 9 takes its name from the major avenue that runs through it. In around fifteen years, this once mostly residential area has become one of Bangkok's business hubs: office towers, company headquarters, shopping centres and new condos have sprung up. For a newcomer, it is a practical, modern district, less touristy than Sukhumvit and often more generous on space.

1.Atmosphere: who is Rama 9 for?

The area has two faces. Along the avenue and around the MRT Phra Ram 9 station, it feels like a new town: wide pavements, glass towers, air-conditioned malls. In the side streets (the "soi") heading towards Ratchadaphisek or Huai Khwang, you find a more Thai neighbourhood life, with street markets and small restaurants.

Rama 9 particularly suits:

  • professionals working in the district or along the MRT Blue Line (Sukhumvit, Silom, Lumphini);
  • couples and flatmates who want a recent two-bedroom without a Thong Lo budget;
  • people who like having everything close by: groceries, cinema, restaurants and services under one roof.

If you are after a village feel, neighbourhood bars and a lively nightlife, Thong Lo or Ari will probably suit you better.

2.Getting around from Rama 9

The heart of the area is MRT Phra Ram 9 on the Blue Line. From there you reach, in a few stops:

  • Sukhumvit (interchange with the BTS at Asok);
  • Lumphini and Silom (interchange with the BTS at Sala Daeng);
  • in the other direction, Huai Khwang, Sutthisan and Lat Phrao.

To the south, MRT Phetchaburi connects with ARL Makkasan on the Airport Rail Link. That is a real plus: Suvarnabhumi airport is reachable by train, regardless of traffic. Some condos in the area are actually closer to Makkasan than to Phra Ram 9, so check the distance given in the listing.

As everywhere in Bangkok, cars and taxis are slow at rush hour. Ideally, choose a home less than ten minutes' walk from a station.

3.Daily life

The area is organised around large malls, including Central Rama 9, directly connected to the MRT station, with a supermarket, cinema, restaurants, pharmacies, banks and services. Fortune Town, known for its computer and phone shops, is close by too.

In the evening, night markets and street food bring the Ratchadaphisek side to life. The big condos usually offer a pool, gym and 24-hour security, which makes up for the lack of parks right on the doorstep.

For healthcare, several private hospitals are within reach in the area or a few MRT stops away. Check which one is closest to your future address.

4.What budget for Rama 9?

As of 10 October 2026, our catalogue has four rental listings in Rama 9, from 25,000 to 42,000 THB a month:

TypeSizeAdvertised rent
1 bedroom (Chewathai Asoke)40 m²25,000 THB / month
2 bedrooms (Belle Grand Avenue Rama 9)67 m²32,000 THB / month
2 bedrooms (Maestro 03 Ratchada)66 m²42,000 THB / month

These figures only apply to our current listings. They do show a trend, though: in Rama 9, a budget of 30,000 to 40,000 THB often opens the door to two bedrooms, which is harder in central Sukhumvit.

Below are the properties from our catalogue in the area. Listings change quickly: if nothing matches, the team can let you know about new ones.

6.What to check before renting in Rama 9

The area has many buildings completed in recent years, of very different sizes. A few points deserve attention when you visit:

  • the size of the building: some towers have several hundred units. Lifts can be overloaded at rush hour, and the pool very busy at weekends;
  • nearby construction: the area is still being built. Ask whether a site is planned right opposite, especially if the bedroom faces that way;
  • access to the station: a covered walkway or a shaded pavement makes a big difference in the rainy season;
  • utility bills: electricity and water are sometimes billed by the building rather than at the official rate. Get it confirmed in writing before signing.

These checks apply to all our listings: the team can put the questions to the owner for you and pass the answers on.

7.In short

Rama 9 is a good balance of modernity, space and budget. If your work is on the Blue Line, or you want a recent, spacious home, put it on your list and compare it with its immediate neighbours, Huai Khwang and Makkasan.

Frequently asked questions

Is Rama 9 well connected to central Bangkok?

Yes, thanks to the MRT Blue Line: Sukhumvit (Asok) and Silom are a few stops away, with interchanges to the BTS. The Airport Rail Link is reachable at Makkasan via MRT Phetchaburi.

Can you rent two bedrooms in Rama 9 for under 40,000 THB?

It often is. As of 10 October 2026, our catalogue had for example a 67 m² two-bedroom at 32,000 THB a month. Prices vary with the building, the floor and the furnishing.

Is Rama 9 suitable for a family?

The area is practical (shops, condos with pools, security) but short on parks within walking distance. It also depends on the school: check the rush-hour journey before deciding.

Is Rama 9 noisy?

The main avenues are very busy. For more quiet, go for a high floor or a building set back in a soi, while staying close to a station.
