In short

Around BTS National Stadium you live next to Siam, MBK, the BACC art centre and Jim Thompson House. A very central area, popular with students and anyone who wants to do everything on foot. Our catalogue has a one-bedroom for sale here.

The National Stadium area takes its name from the national stadium (Supachalasai), at the end of the BTS Silom Line, just west of Siam. It is one of Bangkok's most central areas: within minutes on foot you are at the heart of the city's main shopping district, surrounded by universities, museums and cultural centres.

1.Atmosphere: who is it for?

National Stadium is lively and young. The universities of the Pathumwan area, including nearby Chulalongkorn University, bring in many students. The side streets along the canal, around Jim Thompson House, keep a calmer charm.

The area suits:

  • students and researchers linked to the nearby universities;
  • professionals working in Siam, Chidlom, Silom or Sathorn;
  • investors looking for a very central property that is easy to let.

2.Getting around

BTS National Stadium is on the Silom Line:

  • Siam is one stop away (or a few minutes on foot), with an interchange to the Sukhumvit Line;
  • the Silom Line runs down to Sala Daeng (MRT Silom interchange), Chong Nonsi and Saphan Taksin, on the river;
  • via the Sukhumvit Line from Siam, you reach Asok, Phrom Phong or Thong Lo directly.

The Airport Rail Link is at Phaya Thai, reachable by BTS via Siam. The old town (Rattanakosin) is reachable by taxi or by boat on the Saen Saep canal from Pratunam.

3.Daily life

MBK Center, opposite the station, has hundreds of shops, a supermarket and restaurants. Siam Discovery, Siam Center and Siam Paragon are a few minutes away. Right opposite MBK, the Bangkok Art and Culture Centre (BACC) hosts exhibitions, cafés and bookshops.

Jim Thompson House, a museum set in traditional teak houses by the canal, is one of the area's cultural landmarks. For green space, Lumphini Park is reachable by public transport.

Day to day, the choice of food is huge, from street stalls to mall restaurants.

4.What budget?

As of 10 October 2026, our catalogue has one listing for sale in National Stadium:

PropertySizeAsking priceStation
1 bedroom (The Seed Memories Siam)37 m²6,100,000 THBBTS National Stadium, 150 m

That is around 165,000 THB per square metre. Such a central location comes at a price, but it ensures steady rental demand, especially from students and young professionals. We have no rental listings in the area at this date: the team can let you know about new ones.

5.What to check before buying or renting

  • The foreign quota (for a purchase): in a condominium, the share that foreigners can own is limited. Have availability in the building checked before committing.
  • Common fees: ask for the annual amount and what they cover.
  • Noise: the BTS and main roads are close. Prefer a high floor or a courtyard-facing unit.
  • Event days: the stadium and malls draw big crowds on some days.

6.Our listings in National Stadium

Below is the property from our catalogue. For a purchase, the team guides you through the checks and can put you in touch with legal professionals if needed.

7.Renting rather than buying?

Our only current listing in the area is for sale, but National Stadium has many rented homes, especially studios and one-bedrooms popular with students. If you want to rent, a few options:

  • widen the search to neighbouring Ratchathewi and Pathumwan, a few minutes' walk away;
  • accept a slightly older building, often roomier for the same rent;
  • plan ahead of the start of the academic year, when demand rises.

8.Neighbouring areas to compare

  • Ratchathewi and Phaya Thai, to the north: central, often more affordable, with the Airport Rail Link;
  • Silom and Sathorn, to the south along the Silom Line: business districts, pricier, very well equipped;
  • Chidlom and Ploenchit, to the east: upmarket addresses, two stops from Siam.

Tell us whether you want to rent or buy, and your budget: we will suggest the best options around Siam.

9.In short

National Stadium is a central, cultural and student area next to Siam. Ideal if you want to do everything on foot, or for a buy-to-let in a sought-after location. Compare with Ratchathewi, on the other side of Siam, often more affordable.
